Balcony and Façade Inspections – SB 721 and AB 110
Balcony Inspections aka “Exterior Elevated Elements Inspections”
Balcony Inspections – otherwise known as “Exterior Elevated Element Inspections” – were mandated by the State of California in 2018 under SB 721. These inspections are to be completed by or before January 1, 2025. The Exterior Elevated Elements or EEE’s include balconies, exterior stairways, and walkways as well as other elements. Façade Inspections
The façade inspection ordinance #67-16 was approved and made effective in 2016 by the City of San Francisco. A similar bill was introduced and passed by the State of California approximately a year later, titled AB 110.
These both apply to buildings that are five or more stories and are of construction types, I, II, III or IV.
Our engineers recently worked closely with the City Planning Department to develop and flesh out the rules for reporting on façade inspections and are therefore well-informed on the requirements.
